The Systems We Install & Service Across South Florida
Unlike residential-only shingle roofers, our roofing division possesses the equipment, cranes, and certified crew specializations required for heavy commercial and coastal residential applications:
Commercial TPO & PVC Flat Roofs
60-mil and 80-mil single-ply thermoplastic polyolefin membranes with robotic hot-air seam welding. Reflective white finish significantly reduces cooling costs.
Standing Seam Metal Roofing
Concealed-fastener 0.040 marine-grade aluminum and 24-gauge Galvalume panels engineered for 175+ MPH wind resistance and zero coastal rust corrosion.
Concrete & Spanish Clay Tile
High-profile S-tile and flat architectural tile installed with two-component polyurethane foam adhesive adhering to strict TAS 101/102 HVHZ standards.
Silicone Roof Restoration Coatings
High-solids elastomeric silicone coatings that restore aging commercial flat roofs, eliminate standing ponding water leaks, and qualify for 100% first-year tax write-offs.
The South Florida Building Code Re-Roofing Standard
Under Florida Building Code (Existing Building § 706), if more than 25% of an existing roof is replaced within a 12-month period, the entire roofing system must be brought up to current code standards.
When Planet Construction executes a re-roof, we follow strict structural protocols:
- 100% Tear-Off to Decking: We remove all previous layers, underlayments, and degraded felt down to the bare plywood or concrete structural deck to inspect for rotted sheathing and wood rot.
- Mandatory Deck Re-Nailing Inspection: We re-nail the entire plywood deck using 8d ring-shank nails at 6-inch spacing along all framing edges, increasing wind-uplift resistance by more than 250% before municipal inspectors sign off.
- Self-Adhering Secondary Water Barrier: We install a direct-to-deck peel-and-stick modified bitumen underlayment. Even if hurricane winds rip off exterior tiles or shingles, this secondary membrane seals all nail penetrations and prevents water from entering the building.
