The Glazing Challenge: Oceanfront Salt-Air Failure & Massive Wind Pressures

Perched directly on the Atlantic coastline in Pompano Beach, the 12-story tower faced severe water intrusion and whistling wind leaks during every tropical squall.

The original 1970s aluminum slider frames had oxidized severely from 50 years of relentless coastal salt aerosol. Corroded stainless steel rollers had seized, tracks were warped, and wood bucks inside the perimeter concrete block had suffered dry rot and mold from water migration.

Because coastal Exposure D wind loads on upper floors exceeded +/- 95 PSF design pressures, standard residential impact sliders were legally prohibited. The association needed a commercial general contractor capable of repairing damaged concrete bucks and installing heavy commercial-grade multi-panel systems.

The Engineering Execution: High-Rise Engineered Glazing Protocol

Planet Construction coordinated precision phased installation across all 12 floors, maintaining strict dust isolation and resident security.

01

Clean Demolition & Structural CMU Remediation

Obsolete frames were removed cleanly down to parent masonry. Rotted wood bucks were excavated, concrete lintels inspected for rebar rust, and openings waterproofed with elastomeric flashing.

FBC Section 2411 Rough Opening Prep
02

Pressure-Treated Structural Buck Replacement

Installation of pressure-treated Southern Yellow Pine bucks fastened with high-shear stainless Tapcon anchors into concrete columns strictly to signed NOA embedment schedules.

ASTM D1761 High-Shear Fastener Schedule
03

Commercial Heavy-Gauge Aluminum Multi-Track Frames

Installation of heavy extruded 6063-T6 aluminum 3-track sliding door frames with Kynar 500 coastal finish and marine-grade tandem stainless steel roller assemblies.

Laminated SGP / PVB Impact Glass & Structural Wet-Seal

Panels glazed with 7/16-inch laminated impact glass bedded in continuous beads of Dow Corning 995 structural silicone sealant, transferring wind loads directly into frame anchors.

ASTM C1184 Structural Silicone Protocol
05

Perimeter Dual-Barrier Flashing & AAMA Water Testing

Application of self-adhering butyl flashing membranes and polyurethane perimeter weather seals, verified by dynamic field water spray testing (AAMA 501.2) before city sign-off.
