The Structural Challenge: Critical Delamination & Expiring Milestone Deadline

Facing a mandatory Florida SB 4-D Phase 2 compliance deadline, the HOA board discovered extensive structural delamination across the building's exterior cantilevered slabs.

Decades of sub-tropical humidity, ponding rainwater, and hairline concrete shrinkage fractures had allowed moisture and atmospheric carbonation to permeate the slab matrix. Corroding internal steel rebar had begun rust-jacking, fracturing concrete slab edges and compromising post-tension anchor zones.

Three previous paint patch jobs had masked the underlying corrosion. The association faced mounting municipal non-compliance penalties and imminent insurance cancellation unless a state-certified general contractor executed engineered structural repairs to engineer-of-record specifications.

The Engineering Execution: ICRI-Compliant Restoration Protocol

Directly supervised by qualifying contractor John Kraja, Planet Construction deployed specialized in-house structural concrete craftsmen using ICRI-certified restoration techniques.

01

Forensic Acoustic Sounding & Sound Mapping

Complete chain-drag sounding and impulse echo testing mapped all hidden subsurface voids and delaminations across all 84 balconies, preventing unaddressed internal voids.

ICRI Guideline 210.3 Acoustic Survey
02

Precision Hydro-Demolition & 360-Degree Undercutting

Concrete was chipped back past corroded rebar with a minimum 3/4-inch circumferential clearance, eliminating fractured substrate while preserving uncompromised parent concrete.

ICRI 310.1R Structural Concrete Prep
03

Zinc Galvanic Anodes & Steel Re-Passivation

Exposed rebar was blasted to bare metal (SSPC-SP 10), coated with zinc-rich anti-corrosion primer, and fitted with sacrificial zinc anodes to permanently stop the electrochemical halo effect.

NACE SP0290 • ASTM A775 Cathodic Standard
04

Polymer-Modified Structural Mortar Application

Application of low-shrinkage, silica fume-enhanced, polymer-modified structural repair mortar (4,500+ PSI compressive strength) wet-cured to match the existing slab modulus.

ASTM C928 Rapid-Hardening Class R3
05

Core-Drilled Railing Embeds & PMMA Waterproof Membrane

New aluminum railing embeds were core-drilled and set with non-shrink structural grout sleeves, followed by a multi-tier elastomeric PMMA traffic coating broadcasted with non-skid aggregate.

ASTM C957 Multi-Layer • High-Voltage Spark Tested
